There is also a **twice-daily shuttle to Bang Por Beach**, giving residents easy access to the nearby coastline.

30-Year Registered Land Lease
The land is owned by Wana Thara Group Co., Ltd. Each villa plot has a separate Land Lease Agreement, registered at the Land Office for a 30-year term.

Early Bird Benefit — First 6 Villas
The first 6 buyers receive an exclusive Early Bird benefit: enjoy the first 10 years of the 30-year registered land lease while paying only the first 5 years of lease rent. After the first 10 years, the remaining lease rent is paid in advance in 5-year periods.

LEASE CANCELLATION & EXIT STRATEGY

A Clear & Flexible Exit
Wana Thara Residence provides a clear process for owners who wish to sell their villa, with two options available.

1. TRANSFER THE EXISTING LEASE
The villa and existing registered lease can be transferred to the new buyer through the Land Office, with Wana Thara Group Co., Ltd. participating as the landowner. Transfer Fee: THB 50,000

2. LEASE CANCELLATION & NEW LEASE
The existing lease may be cancelled according to the agreed procedure, allowing the new buyer to enter into a new 30-year registered lease for the villa plot.

Cancellation Fee: THB 400,000

THB 100,000 to start the cancellation process

THB 300,000 before registration of the new lease

The new buyer then registers the new 30-year lease directly at the Land Office.
